The purpose of this RFQ/P is to select a qualified person, firm, partnership, corporation, association, or professional organization to provide constructability review, value engineering, master scheduling, cost estimating, budgeting, and construction services for the development and construction for the Davidson Multipurpose Building and Quad Project ("Project"), in accordance with the lease-leaseback structure set forth in Education Code section 17406 et seq. Selected developer shall have experience with the construction of public school facilities and complying with the requirements of the Office of Public School Construction ("OPSC"), the Division of the State Architect ("DSA"), and Title 24 of the California Code of Regulations. This project includes a +/-9000 s.f. one story fully sprinklered building which houses a raised performance area, warming kitchen, meal servery, all access restroom, staff restrooms and associated storage areas to support the required programs. This is a Construction Type V-B with A-2 and S and E Occupancies. Exterior wall ratings as required by the fire separation distance to the existing and adjacent buildings will be included in the project. Title 24 and Cal Green requirements apply to this project so there will be glazing, LED lighting, high efficiency HVAC, solar ready roof, sun shading at openings among other items as required by code. There will be improvements to the "quad" area that include landscaping, improved pedestrian circulation and PG&E undergrounding of wires to and from the new building location. The existing temporary restroom building will be demolished and replaced with the all access restrooms provided in the new MPR building. The existing infrastructure (gas main and meter) will need to be relocated or removed to locate the new building on the site. Additional demolition or relocation of an existing heat pumps adjacent to the "Maker's space" and "Music room" will also likely occur. An existing fire hydrant located to the east of the existing music room will need to be relocated to allow for the new building footprint. Project will be completed in multiple packages; at a minimum a site package and a building package. The athletic field may be included in the project as a package. All packages are to be completed concurrently with final completion occurring August 8, 2025. Completion Date: August 8, 2025 Project Estimate: $19,000,000; Field $3,000,000 Architect: Quattrocchi Kwok Architects Athletic Field Designer: Verde Design If used, contractors holding C-4, C-7, C-10, C-16, C-20, C-34, C-36, C-38, C-42, C-43, and/or C-46 licenses (collectively, "MEP subcontractors") shall be prequalified by the District to perform construction work as a first-tier subcontractor on the Project pursuant to Public Contract Code section 20111.6. October 27, 2023 Last day for District to issue addenda to answer questions/clarifications. November 1 Release of shortlist of qualified Respondents and interview notifications. November 2 & 3 Interviews (if any) of qualified Respondents. November 13, 2023 (BOE) Notice to selected developer to commence contract negotiation. The District reserves the right to waive any informalities or irregularities in the RFQ/P Packets. The District also reserves the right to reject any and all RFQ/P Packets and to negotiate contract terms with one or more Respondents. The District retains the sole discretion to determine issues of compliance and to determine whether a respondent is responsive, responsible, and qualified. The method of Contractor Selection has not been Determined at this time.
