The consultants scope of work will include working with Capital Projects, Residential and Student Services Program and other Campus entities to assess the existing conditions of the following: a) Associated Waterproofing Elements: include flashings, membranes, coatings, and sealants that protect the load-bearing components of E3s from exposure to water and the elements. b) Exterior Elevated Elements (E3s): the following structures, including their supports and railings, that extend beyond the exterior walls of the building and which have a walking surface that is elevated more than six feet above ground level, are designed for human occupancy or use, and rely in whole or in substantial part on wood or wood-based products for structural support or stability of the E3: Balconies Decks Porches Stairways Walkways Entry structures c) Destructive Testing: Any investigation that necessitates the temporary removal or alteration of permanently installed building materials and/or systems. d) Additionally, all services needed to install removable panels or employ other strategies to facilitate future inspections of concealed areas. The selected firm shall work collaboratively with the University to maintain project budget and scope, and recommend actions to expedite schedule. Consultant shall coordinate with the University to assure that any changes made to these E3s complies with all applicable codes and standards, as well as preserving any extended warranties for any building products included in said E3. A screening committee will review the proposals and identify the 3 most qualified to provide the services under consideration. A selection committee will conduct discussions with the most qualified firms. The discussions will be conducted as interviews, an exchange of oral communications or written responses to supplemental questions. Submittal screening, firm short listing, discussions, and selection of the executive architect consultant is anticipated to be completed by mid-January, 2024. The method of Contractor Selection has not been Determined at this time. The University reserves the right to approve or reject all sub-consultants to the consultant team.
