Southwest Regional Housing Development Corporation will receive sealed bids from previously prequalified General Contractors for construction of the Main Street Villas Senior Living Community project located at 1312 East Main Street, Lebanon, Virginia, 24266. The Project generally involves development of a new senior living community on an approximately 3 acre site located in the Town of Lebanon (Russel County), Virginia. The development features 9 duplex apartment buildings and a mixeduse building with 2 commercial spaces at the street level and 3 one-bedroom apartments stacked above that are accessible from grade at the elevated rear portion of the site. Each of the 21 total apartment units will have one bedroom, one handicap accessible bathroom, and an open kitchen, dining, and living space. Each apartment has 2 dedicated parking spaces for a total of 42 residential spaces. Nineteen additional parking spaces are dedicated to the commercial space. Additional site amenities include a gazebo, two dumpster enclosures, and a bus stop shelter. State and federal grant funding for the project requires the project to involve aspects of energy efficient and environmental design, including Housing Innovations in Energy Efficiency (HIEE) Compliance, Zero Energy Ready Home (ZERH), Energy Star Certification, and an Earth Craft Gold Certification. Bid security is required to be submitted with each Bid in the amount of five percent of the Bid. Security may be in the form of a certified or cashier s check or a bid bond secured by a surety company. A Performance Bond and a Payment Bond in the amount of one hundred percent of the Contract amount will be required on this Project. The Contractor shall also provide Liability Insurance coverage. The Owner reserves the right to reject any or all bids, or to waive any informality in the bidding The BIDDER will substantially complete all work under this contract, as determined by the Architect, within the number of calendar days set forth in the Agreement and Notice to Proceed. Liquidated damages will be $200.00 for each calendar day thereafter the substantial completion period until Substantial Completion is met. Final Completion will take place within 30 calendar days of the Substantial Completion date. Liquidated damages will be $200.00 for each consecutive calendar day until Final Completion is met, as determined by the Architect. The Undersigned Bidder Gives as His Estimated Time for Completion Four Hundred Twenty (420) Consecutive Calendar Days and Agrees to Complete the Work Within That Time After receiving a Notice to Proceed.
