Project Description: Project consists of 25,000 square foot interior demolition and interior build-out at an existing building. Interior construction consists of gypsum board and stud partitions, hollow metal doors and frames, lay-in ceiling grid systems, LVT, carpet tile, and paint. Façade improvements consist of metal wall panels and storefront entry and window systems. HVAC, plumbing and electrical improvements and other Work indicated in the Contract Documents are required for the project. 1. Project cost range is anticipated to be under $2,500,000 A. Owner will receive sealed hard copy lump sum bids until the bid time and date at the location given below. Owner will consider bids prepared in compliance with the Instructions to Bidders issued by Owner, and delivered as follows: 1. Bid Date: Thursday, November 2, 2023. 2. Bid Time: 2:00 p.m., local time. 3. Location: Phillips Sekanick Architects, Inc. 142 E. Market St Warren, OH 44481. B. Bids will be thereafter publicly opened and read aloud. TIME OF COMPLETION AND LIQUIDATED DAMAGES A. Successful bidder shall begin the Work on receipt of the Notice to Proceed and shall complete the Work within the Contract Time. Work is subject to liquidated damages OF $500/day for each day over the completion date. BIDDER'S QUALIFICATIONS A. Bidders must be properly licensed under the laws governing their respective trades and be able to obtain insurance and bonds required for the Work. A Performance Bond, separate Labor and Material Payment Bond, and Insurance in a form acceptable to Owner will be required of the successful Bidder. CONSTRUCTION TIME A. All work shall be completed by no later than July 15, 2024. NOTIFICATION A. This Advertisement for Bids document is issued by Phillips Sekanick Architects, Inc.
