Fairfax County is soliciting pre-bid qualifications for the renovation of the Fairfax County Little River Glen I Apartments and Senior Center (LRG-I), located at 4001 Barker Court, Fairfax, V 22032. Only firms that have been prequalified in accordance with the procedures stated in the Prequalification Application Instructions and Application to Prequalify will be eligible to submited bids for this project. Bids received from those who have not been prequalified will not be considered. Construction bids for this project are currently scheduled to be opened in January 2024. The scope of work of this project includes the renovation of 120 existing dwelling units within four apartment buildings (2-story, 30 units per building) and a Senior Center. The renovation will include selective demolition, partial interior reconfigurations, new toilet rooms, selective finish upgrades, new cabinets, reroofing, wood siding replacement, new windows and patio doors, and replacement of skylights at the Senior Center. Site improvements include site drainage, ADA upgrades, parking lot and drive aisle surface repaving and restriping. The Board of Supervisors of Fairfax County, Virginia reserves the right to reject any and all Applications, and to waive informalities and irregularities in the Prequalification Application procedure. The General Contract for this project is anticipated to be advertised for bid in late November 2023 with bid opening occurring in January 2024. Contract Award is anticipated to occur in April 2024 with construction to commence shortly thereafter. The overall construction duration is planned to be approximately 17 months. These are estimated dates, seasons, and durations and are subject to change. The cost for this project is estimated to be approximately $9 million (USD). All questions concerning this Prequalification Application procedure shall be submitted in writing to the Director, Building Design and Construction Division, e-mail address: building@fairfaxcounty.gov, and to be given consideration, such questions and concerns must be received at least seven (7) calendar days prior to the deadline for submittal of the Prequalification Application indicated in the Prequalification Application Instructions. Pre-qualification Applications may be obtained commencing on October 9, 2023, from the Building Design and Construction Division, Fairfax County Department of Public Works & Environmental Services.
