SPECIFICATIONS: A. The Ogden Hall Complex is a Historic Structure. 1. All repairs and replacements must meet Historic Guidelines. 2. Pre-approval must be received in writing from Greg Hart, and Shayla Albey prior to beginning any work on the structure. B. General Specifications Log Cabin Painting: 1. Prospective Contractor shall adherence to the paint, stain and manufactures guidelines, and shall adhere to labeling requirements, which includes painting during appropriate temperature and humidity levels. 2. Prospective Contractor shall prepare all wood surfaces for painting and staining, which includes but is not limited to making sure all wood and other surfaces are pressure washed, cleaned, and thoroughly dried. 3. Prospective Contractor shall nail any loose existing siding and cornice and shall replace and match all bad and rotten wood or siding with equivalent sizes and thicknesses. 4. Prospective Contractor shall apply paint stain and to best match existing color tint as close as possible. Painting and stain must be approved by Park Superintendent. 5. Prospective Contractor shall furnish all tools, materials, equipment, and labor necessary to prep the wood, logs, and windows to complete the project for estimated 1'009 square foot structure. 6. Prospective Contractor shall be responsible for the application of any new doubling or chinking around logs, if needed. 7. Prospective Contractor shall be responsible for providing all necessary covering to prevent and protect from drips and over spray of any areas that is to be painted, stained (over or around) by-products from work being performed. 8. Prospective Contractor shall be responsible for the protection of the building from the elements during construction. 9. Prospective Contractor shall take all precautions to prevent damage to the landscaping. 10. Prospective Contractor shall be responsible for all post project clean up. 11. Prospective Contractor shall be responsible for the daily clean-up and removal of all demolition and construction debris including nails and metals and depose offsite. 12. Prospective Contractor shall wok during normal business hours of 8:00 a.m. to 5:00 p.m., Monday through Friday, excluding State holidays. 13. Prospective Contractor shall schedule all work with the Park Superintendent or designee. 14. All work must be completed within 60 days of the time of contract award. 15. Prospective Contractor shall be responsible for all material deliveries and protection of materials during construction. 16. Prospective Contractor shall be responsible for removing, protecting, and reinstalling blinds and or curtains if applicable. 17. Photographs may be requested by Greg Hart from Arkansas State Parks during installation. 18. Final inspection to be conducted by Greg Hart greg.hart@arkansas.gov or his designee. C. Specification for Ogden Hall Complex: 1. The Ogden Hall Complex project consists of three (3) structures: a. Administrative structure b. Kitchen structure c. Hall structure 1. All three (3) structures are connected by a covered porch, which is considered one (1) project. d.
