The Atlanta Independent School System (hereinafter, "Atlanta Public Schools" or "APS") seeks a Construction Manager to complete construction to install athletic seating and make related improvements at ten (10) high school sites. The successful Construction Manager will be expected to provide all of the services included in the standard APS Construction Management Agreement for improvements at the following locations: List of Schools 1. Midtown High School 320 Irwin Street, NE, Atlanta, GA 30312 (Walden) 7. N. Atlanta High School 4111 Northside Pkwy., NW, Atlanta, GA 30327 8. S. Atlanta High School 800 Hutchens Road, SE, Atlanta, GA 30354 9. Therrell High School 3099 Panther Trail, SW, Atlanta, GA 30311 10. Washington High School 45 Whitehouse Drive, SW, Atlanta, GA 30314 The initial contract will be a lump sum contract for the provision of pre-construction services. The lump sum fee for the pre-construction services is set out in the Fee Sheet attached in Bonfire. Additionally, the Construction Management percentage of general conditions and percent fee for the construction phase will also be set with the initial contract. During the pre-construction services stage, the Construction Manager shall submit a Guaranteed Maximum Price (GMP) to APS for the Project in the entirety, and/or for phases or portions of the Project. If a GMP is accepted by APS, the contract shall be amended to add and incorporate the GMP into the contract (each a "GMP Amendment"). APS shall have no obligation to accept any GMP. Proposals submitted after the bid close date will not be accepted.
