Completed in 2010, the SJRA's General and Administration Building provides over 40 employees with permanent office space and offers locations for all employees with its four conference rooms. The building hosts several community events and trainings as well as SJRA's monthly board meetings and it houses the SJRA's servers in its data center. G&A HVAC System Replacement, hereafter called "Project" is located on SJRA's Lake Conroe Campus (1577 Dam Road, Conroe, Texas 77304) Project no.30107 For Work at facilities, Work of the contract is for the replacement of existing data center CRAC units and outside air units within the building and on the roof. This will include ductwork modifications and new electrical circuits to serve upsized equipment. The project consists of the removal and replacement of the existing HVAC system that serves the data center located on the second floor of the building. The work of this Contract is based upon an identified need to replace failing units that supply critical infrastructure. Generally, the Project includes, but is not limited to, the following base proposal items: o Demolition of existing units consisting of two rooftop air condenser units and two PRCU units that supply the data center. o Demolition of associated ductwork as indicated in the Drawings to modify the in preparation for installation of new units. o Demolition of associated controls and electrical circuits. o Removal and replacement of ceiling grid and acoustic tiles as needed to access the Work. o Removal and reinstallation of light fixtures as needed to access the Work. o Installation of two new rooftop air condenser units including associated refrigerant lines and supports. o Installation of two new PRCU units on the second floor and associated ductwork, refrigerant lines, and supports. o Installation of new electrical circuits, disconnect switches, and circuit breakers serving new units. o Construction phasing to ensure no loss of service of the data center during construction. Generally, the Project includes the following as alternative/add proposal items: o Demolition of existing units consisting of two rooftop air condenser units and two outside air handling units as well as associated ductwork, controls, and electrical circuits as indicated in the contract documents. o Removal and reinstallation of ceiling grid, acoustic tiles, and light fixtures as needed to access the Work. o Installation of two new rooftop air condenser units including associated refrigerant lines and supports. o Installation of two new outside air handling units and associated ductwork, refrigerant lines, and supports. o Installation of new electrical circuits, disconnect switches, and circuit breakers serving new units. Generally, the Project includes the following as extra unit proposal items: o Installation of new doghouse to route new refrigerant lines with insulation from CRAC units and DOA units. Existing doghouse to be evaluated to determine if it is large enough to accommodate new lines and if identified as being undersized, new doghouse to be constructed. o Recertification of the fire alarm system. o Temporary cooling of the data center during construction.
