Question Deadline 09/29/2023 at 12:00 PM ET Questions regarding these specifications must be directed in writing to Allison L. Hansen via email at allison.hansen@co.cape-may.nj.us. The deadline for questions is FRIDAY A. The work on this project includes the replacement of the HVAC systems serving the building. B. The scope of work shall consist of the following: 1. The provision of pre-demolition testing, adjusting, and balancing of existing HVAC equipment and systems as indicated on the contract documents. 2. Demolition of existing HVAC systems as indicated on the contract documents including but not limited to the following: a. Air Handling units and all associated ductwork, piping, wiring, controls, etc. b. Remote condensers and all associated roof supports, piping, wiring, controls, etc. c. Variable Air Volume boxes and all associated ductwork, diffusers, grilles, wiring, controls, etc. d. Hot water boilers and distribution pumps including all concrete pads, piping, valves, controls, accessories, etc. e. Hot water finned tube perimeter heating including all piping, valves, enclosures, patching, etc. f. Exhaust fans and all associated ductwork, controls, etc. g. Existing gas piping as necessary on the roof and mechanical room. h. Existing pneumatic controls system including panels, wiring, etc. 3. Provision of new HVAC systems as indicated on the contract documents including but not limited to the following: a. Two (2) hot water boilers and all concrete pads, expansion tanks, air separators, glycol feed system, piping, valves, controls, accessories, etc. b. Two (2) hot water pumps and all concrete pads, piping, valves, controls, etc. c. Two (2) packaged rooftop units and all associated curbs, ductwork, gas piping, condensate piping, wiring, controls, etc. d. Twenty-seven (27) fan powered VAV boxes and all associated ductwork, diffusers, grilles, piping, wiring, controls, accessories, etc. e. Seventeen (17) non-fan powered VAV boxes and all associated ductwork, diffusers, grilles, piping, wiring, controls, accessories, etc. f. Seventeen (17) exhaust fans and all associated ductwork, curbs, controls, wiring, etc. g. Supplemental heat including hot water cabinet heaters and electric baseboard heat and all associated piping, valves, wiring, controls, etc. 4. The existing Johnson Controls Metasys controls system shall remain in place including all wiring, communications, panels, etc. and shall remain fully operational. 5. The provision of a direct digital controls (DDC) system to seamlessly integrate the newly installed mechanical equipment into the existing controls system, including wiring, programming, network infrastructure, points of access, sensors, etc., as specified in the contract documents. Provide all temperature sensors, controls, wiring, devices, controllers, thermostats, panels, etc. required for automatic operation of the new mechanical equipment. 6. All work including demolition and proposed installation shall be performed in accordance with the phasing plan in the contract documents. The existing air handling unit shall remain in service for the duration of the construction period. Variable Air Volume (VAV) boxes shall be run on standalone controls and connected back to existing ductwork as required to maintain the distribution of conditioned air in accordance with the phasing plan. 7. The air balancing of all newly installed mechanical equipment as indicated on the contract documents and any needed rebalancing of existing systems for makeup air. The contractor shall include in their bid cost the provision of all new volume dampers, circuit setters, valves, etc. to balance the mechanical equipment to the airflow flow values shown on the contract documents at no additional cost to the owner. 8. The Contractor is responsible for the installation of all equipment, ductwork, piping, valving and insulation as indicated in the plans and specifications and as described herein. All equipment installation shall be performed in accordance with the Execution sections of the equipment specifications and in accordance with the manufactureris recommendations. 9. The Contractor is responsible for the purchase and installation of all mechanical equipment and components indicated on the contract documents. The Contractor shall provide the equipment warranty and factory startup (where required) for all equipment and components indicated on the contract documents. 10. The contractor shall provide installation for all field installed control devices such as control valves, air control dampers, etc. Control devices to be supplied by the contractor as indicated on the equipment schedules. Contractor shall provide electrical power, data, and other connections where indicated on the contract drawings. 11. Prior to the start of any roofing work, the contractor shall review the roof warranty information. The contractor shall contact the manufacturer of the existing roofing system(s) for recommended methods of cutting and repairing the existing roofing system prior to beginning work. 12. All roof restoration work must be performed in accordance with the manufactureris requirements. Upon completion of the work, the contractor must schedule an inspection by the manufacturer of each system and provide a letter from the manufacturer indicating all roof work was performed in accordance with manufactureris requirements and that the roof warranty remains valid. 13. The contractor shall submit as built documentation including as built plans, equipment manuals and cut sheets, software manuals and diagrams, and all additional documentation for the installed system. 14. Provide a minimum of 16 hours of owner training for the use of the new mechanical equipment and building automation system. 15. The following items are to be provided by the general contractor: a. Job Trailer n GC makes utility connections b. Staging n rear of the Health Dept c. Fencing of Work Site d. Security of Work Site 16. The following items are to be provided by the county: a. Electric: 30A 125V & 110V receptacles b. Water hook up, rear of the Health Dept c. Standard County Facility Security
