Project Duration: 90 Days Project Start :October 18,2023 Square Footage: Approximately 15,000 Square feet Project Type: Office/ Small diameter tenant Finish project for A single user Over 50 persons in a mix of offices and cubicles Enclosed Spaces: Private offices, conference rooms, electrical closet, mechanical closet, telecom closet, and vestibules, totaling 15 rooms For the office space, a VRF HVAC system, with a mix of ducted and non-ducted air handlers; for the datacenter, a glycol-based cooling system that will run in cooling mode through all four seasons Electrical: Standard electrical backbone and finishes for office use, including lighting, low voltage and audio/visual packages; for datacenter, 2,000 amps of 480/277 power needs to be run vertically from the parking garage level to the project suite, transformed to 120/208 power, and integrated into datacenter rack system Fire Alarm: New fire alarm system to tie into existing building system Plumbing: A sink in a kitchen and several floor drains tied into existing building plumbing system Modify existing fire sprinkler system for space plan Masonry: Tuckpointing of interior masonry Drywall: Construction of demising and interior walls for office and datacenter uses, including 15 enclosed rooms Carpentry: Standard carpentry scope including blocking, installation of cabinets etc Storefront / Glass: Mix of storefront glass systems for several applications Doors: Mix of door types for office and datacenter uses, including for 15 enclosed rooms Painting: Standard painting scope for office and datacenter uses, including painting of exposed ceilings in certain areas Casework: Small kitchen with sink Flooring: Mix of carpet tiles, LVT and anti-static flooring in the datacenter Ceilings: Mix of exposed concrete and ACT Graphics/signage: Standard office scope
