Cal Poly is seeking interested and qualified Architects who wish to provide design services for on campus University Housing. The scope of work includes, but is not limited to, the following: Complete architectural design and construction administration services through Program Definition, Project Validation and Post Validation phases (programming, schematic design, design development, construction document, construction). Consultant services are intended to begin October 2023. The first phase of projects are anticipated to start construction as soon as Summer 2024. The 2035 Master Plan accounts for nearly 15,000 beds of student housing to accommodate the first and second year live-on requirements as well as maintaining housing for transfer and returning upper division students. To begin to meet this need, the University intends to design and construct three new student housing projects at the current North Mountain and K-2 parking sites and renovate six existing residential halls at the current South Mountain "Red-Bricks" site. The planned housing model is a secondyear semi-suite residence hall product type. The need for first-year traditional dormitory residence halls is also under evaluation. The housing goal under this program is to maximize to the number of beds, with a minimum of 3,000 new beds and 1,296 beds scheduled for renovation. Presently, the intent is to use a phased approach for three new construction projects and six renovation projects over the course of a ten-year program, starting design in 2023. South Mountain renovation projects are planned for the summer academic breaks. Projects within this program will be completed strategically to maintain a fiscally viable financial model and reduce the impact to campus life. This program is publicly financed and subject to prevailing wage and California's Public Work Laws (Cal. Lab. Code 1720 et seq.). Prospective Architects are hereby notified of their obligation to become familiar with the requirements of the Public Works Law, including, but not limited to, those relating to paying prevailing wages, posting certain notices, and furnishing certain records to the Department of Industrial Relations on request.
