Estimated construction budget $200,000 to $250,000. Elevator Modernizations for (2) 4 stop, passenger elevators at Townhouse West. The general scope of work for the Base Bid includes general modernizations to the elevator cabs, doors, control panels, signaling, and other items as indicated in this RFP. Complete all work as described in this specification manual. The following types of bonds are required for this project: a) A 100 percent "Performance bond" on the part of the contractor to secure fulfillment of all the contractor's obligations under the contract; and b) A 100 percent 'Payment bond" on the part of the contractor to assure payment, as required by law, of all persons supplying labor and materials as part of work provided under the contract. Bidder further agrees to pay as liquidated damages, the sum of $100.00 for each consecutive calendar day. Owner and Contractor agree that liquidated damages shall not exceed 20% of the Contract amount. The Housing Authority reserves the right to reject any or all proposals and to award the contract in the best interest of the Authority. a) The Owner will approve an agreement with one company within 30 days of the proposal submission date. The contract period will be 90 calendar days. The Contract period will begin when Notice to Proceed is issued. The Notice of Proceed will be issued when the Contractor is ready to mobilize at the site and begin the work. b) The Owner and Contractor agree that liquidated damages shall not exceed 20% of the contract amount. c) The Owner will issue the notice to proceed on the date the Contractor is ready to proceed. The work will commence as soon as possible based on work conditions required. d) All services must be performed in compliance with applicable federal, state and local laws. e) See the HUD 5370 General Conditions for General and Automotive liability insurance requirements. f) The Contractor will provide a 100% Performance Bond and a 100% Payment Bond on a form acceptable to the Owner. See the spec section titled "Bonding and Insurance". No Bid security is required with the proposal submission. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
