This project requires the full modernization of the elevators 1 through 14, in accordance with the Lafayette Federal Building Elevator Study, prepared by DLR Group, Lerch Bates, and Forella Group, dated February 16, 2018, also known as the Elevator Study, and any additional modernization requirements to meet current code and sound engineering practices to modernize the elevators. This is a design-build (D/B) project, which includes, but not limited to the replacement of the major system components, including motors and controls, and upgrades to elevator pits, machine rooms, and interior cabs; and incorporation of power standby technologies to reduce energy consumption during periods of low or no passenger activity, and hazardous materials abatement. Bidders will be given the opportunity to visit and inspect the existing conditions of the elevators during a pre-bid site visit. It is highly recommended that all bidders visit the site to become familiar with the work and the layout of the building, such as the location of the loading dock, etc. The repairs and replacements of these systems will provide reliable, timely, and efficient service and meet current building codes, and fire, life-safety, and accessibility requirements. The current systems have exceeded their useful lives and are difficult to maintain. Some of the equipment dates to the original construction of the buildings and component parts are no longer manufactured. Tenant impacts include numerous entrapments in the elevators and multiple elevators or escalators being taken out of service due to mechanical failures and lack of replacement parts. The systems are not in compliance with current code and safety standards, and the control systems are not compatible with current technology.
