The owner has selected a Construction Manager. The Atlanta Public Schools seeks a Construction Manager to complete the HVAC System replacement and or modifications. Provide construction services for a new building-wide HVAC system. The desired system shall be a three-pipe, variable refrigerant flow (VRF)system making use of cassettes, fan coil units, DXfv split air handlers. 3.5.2 Condensers dedicated to the outdoor air units, rooftop, and package units. 3.5.3 Install new electrical for the new Generator installation. 3.5.4 Installation of a building generator. 3.5.5 Structural modifications in support of the new HVAC system. 3.5.6 Electrical modifications in support of the new HVAC system. 3.5.7 Plumbing modifications in support of the new HVAC system. 3.5.8 Architectural modifications in support of the new HVAC system. 3.5.9 Modifications to the fire alarm and life safety systems. 3.5.10 Modifications to the clock bell intercom system in support of the HVAC system. 3.5.11 Modifications to the new building automation system (BAS) in support of the HVAC system. New Controls shall be ALC. 3.5.12 City of Atlanta permitting. 3.5.13 The CM shall be required to coordinate with the Atlanta Public Schools Commissioning Agent on all phases of the project from pre-planning to conclusion. This will include but may not be limited to plan review, submittal review, project inspections, documentation, response to commissioning agent comments, and resolutions. Final sign-off on the reports. 3.5.14 The CM shall be required to coordinate with the Atlanta Public Schools Test & Balance vendor on all phases of the project from pre-planning to conclusion. 3.5.15 All work is to be substantially completed no later than June 30, 2025. 3.5.16 The Stated Cost Limitation (SCL) is $4,546,000.
