Closing Time: 2:00 PM (NT) particulars of the building's dilapidation are as follows: * The roof shingles are curling and cracked across the entire roof, and there are several areas of missing shingles as well as a large hole in one side of the roof. * There are large sections of the roof showing cracking and cupping. * The roof appears no longer weather tight. The continuous entry of moisture will likely lead to rot and deterioration in the inside of the structure. * Pieces of shingle are on the ground around the Property, indicating that loose shingles may come off the building during high winds. * The eave boards around the building are in poor condition. The section of eave near the hole on the front of the roof is partially detached from the peak of the house. * Other portions of the roofline show significant rot and sections of missing wood. Small pieces of wood from the roofline have fallen off the house and are on the roadside surrounding the Property. * The clapboard siding on the east side of the building demonstrates a significant number of popped nails. * A number of windows are broken and/or are in rotting frames. * A ground level window on the rear of the house has an extension cord hanging through a hole in the storm window. * The chimney at the peak of the roof appears to have cracked and its structural integrity is suspect. * In particular, and without limiting the obligation to correct each and every defect listed above, the following work must be completed: * Any rotting boards around the roof, windows/doors and corner trim should be removed and replaced (if there is solid lumber behind to fasten to) to eliminate risk of injury. * The shingles on the roof should be entirely stripped off and replaced, and, where necessary, the boards beneath must be replaced.
