Documents for this project are exclusively Specifications. If Plans become available, we will add them here.
1. Clean the existing metal roof surface of debris and moisture. 2. Fill the cavity profile or flute of the existing metal roof by loosely installing rigid premium Expanded Polystyrene (EPS) insulation. The insulation should accurately fit (depth and width) in between each rib of the roof surface. 3. Mechanical steel-coated load fasteners and plates should be utilized to secure a specifically designed cover board atop the Expanded Polystyrene Foam (EPS) and the existing metal roof. The cover board should be a rigid roof insulation panel composed of high-density, closed-cell polyisocyanurate foam core bonded to a premium performance coated glass facer (CGF). The drill point of the fastener threads should engage firmly into the standing seam of the metal roof. 4. Adhere the TPO (Thermoplastic Polyolefin) membrane per the manufacturers specifications, White - 60 mil. The TPO membrane should be attached with mechanical fasteners. A hot air welder and pressure roller should be used to heat and fuse the membrane sections together to form a watertight seam. 5. The roof assembly must work as a system. Any component of the roof assembly demonstrating an inherent weakness or inability to perform will diminish the roof system performance and service life expected. Roof membranes and other components should conform to ASTM product standards, if available. 6. All roof perimeters and penetrations should be flashed per TPO installation specifications. Install a pre-finished metal edge where needed. 7. The existing roof gutter and downspouts will remain. 8. Provide a minimum 15-year manufacturer warranty Project Description: Install a TPO (thermoplastic polyolefin) single-ply roof membrane to the Linden Street Barn low-slope metal roof. All written questions may be submitted Thursday, August 10, 2023, and continuing through Monday, August 21, 2023. The Town of Normal reserves the right to reject any or all bids received. Further, the Town has the right to waive any informality or technicality in bids received when in the Town's best interest. Contract award Tuesday, September 5, 2023
