Addition/Renovation Project at the Randall Public Library Sub Bid Category- Not Applicable Addition and Renovation to the existing Randall Public Library building, and partial demolition of the existing Library. The Project consists of abatement and partial demolition of the existing Randall Library building, followed by the construction of a new, 2 story, approximately 4,672 SF Library addition and the renovation of 5,034 SF of existing Library building. The new building will contain book stacks/collections, offices, and a new large meeting room/presentation space and Public Lobby. The new addition will also contain a variety of other spaces in support of the Library's program and operations. The sitework will include regrading, new parking areas, walkways, courtyard spaces, and plantings. These features and amenities are located around the perimeter of the building with special consideration given to preserving existing vegetation at the property line with a direct abutter. Sitework will also extend as required to make the needed utility connection (electric, water, and septic connections - no gas service is anticipated) as shown on the plans. Where new, the building structure will be conventionally framed system of structural steel beams supporting concrete floor slabs and steel decking, with slab on grade at the ground floor level. Structural elements at the existing Randall Library building (to be renovated) will remain unchanged unless otherwise noted on the plans. The exterior envelope of the existing Library to remain is primarily masonry, either repointed existing or possibly new if circumstances dictate. The exterior of the new Addition Envelope will contain a mix of brick masonry and cement board siding material and will have high-performance metal windows. Part of the Addition also contains an exterior-rated folding partition to open and close the Meeting room to an outdoor terrace space. Roofing will be a fully adhered membrane roofing system. Interior partitions will include metal studs and gypsum wall board, with glazing in select areas. Ceilings will include acoustic ceiling tile and select areas of premium baffles/acoustic treatment. Millwork will include wood wainscoting and window trim. Interior finishes will include a mix of tile, carpeting, tackable wallcoverings, marker boards, and in some areas relocated specialty finishes. The building will require a mist sprinkler system installed per MA State Building Code and applicable NFPA Standards. The new fire alarm system will consist of an addressable voice evacuation fire alarm control panel, automatic smoke and heat detectors, manual pull stations, audible and visible alarm signals, elevator recall, connections to automatic fire suppression systems, and connection to the Fire Department. The new fire alarm system will report to the Fire Department through a radio master box. The building plumbing will include new high efficiency, water conserving fixtures for staff and visitor restrooms. Plumbing scope includes domestic hot and cold water, sanitary waste and vent, storm drainage by roof drains and/or gutters/downspouts. The building will include full heating, ventilation, and air conditioning for the entire building, and is envisioned to be provided by an electric Variable Refrigerant Flow (VRF) system. All new equipment will be provided with direct digital controls. The electrical system will be designed as "Solar Ready". Selected largerspacesandexteriorlightingwillbe controlledwithnetworkprogrammablerelays fortime and schedule control. Conference rooms, including the large new proposed Meeting Room, will be dimmable. Emergency lighting will be connected with emergency panelboards. The building security system will consist of intrusion detection for the exterior doors, card access control points for selected interior and exterior doors, a CCTV surveillance system, and a door entrance system.
