The Consultant shall provide all necessary professional services, including, but not limited to, research, engineering, surveying, and design services to prepare complete, bid-ready construction drawings, specifications, bid schedule, engineer's estimate for construction, neighborhood outreach, and coordination assistance for the removal and replacement of the staircases. The scope of construction work includes coordination with AELP, CBJ Street Division, CBJ Wastewater Division, and CBJ Water Division regarding any utilities that may exist and that need replacement. Other elements of this work may include miscellaneous other improvements necessary for a complete project. The stairways in need of significant attention include, but are not limited to: o Boroff Way o Decker Way o Upper section of Rawn Way and connected boardwalk on Gastineau Ave o 2nd St stairs to Apartment Building o 3rd St/Harris St to top of Stairs and connected boardwalk. o 5th St-Kennedy St to Park St o End of East St to 4th St- Stairs on East St to recently replaced boardwalk portion. o Pine St to Hermit St o Upper 1/3 section of Cope Park Stairs-Wooden retaining wall to 7th St Given the extreme volatility in the construction materials and labor markets, the consultant shall provide documented correspondence from long lead time and/or specialty items that could impact schedule and cost. This information shall be presented with the project estimates, expected at 65%, 95% and final, bid ready documents.
