General Project Description: The project consists of a full roof replacement of the entire facility, both garage and office portions, as well as the wash bay building toward the rear of the property. A full tear off of the existing roof down to the deck, removal of existing flashings and copings, and installation of all new insulation, roofing, flashings, waterproofing, copings, curbs, etc. is expected. Replacement BASE BID: SBS Modified Bituminous Membrane Roofing The scope includes the removal of the existing Roof Sections on Main Building and Wash Bay Building roof system and components down to existing decking, inspect for deficiencies, install R25 (minimum) of polyisocyanurate insulation in two layers, staggering joints, mechanically attached (adhered completely over new vapor barrier for concrete decking), adhere 1/2 " SecuRock recovery board per wind up-lift calculations, sump all drains using tapered insulation to an (8') diameter to promote positive drainage, install (hot-applied) fiberglass reinforced modified base sheet and SBS modified cap sheet throughout the field of the roof per plans and specifications. Install in a shingle fashion from low to high point of the roof slope to promote positive drainage. Install fiberglass/polyester modified base sheet (cold-applied) and modified mineral cap sheet to all flashings, heat-weld all flashing seams and roll to ensure proper adhesion, hot apply flood coat at specified rate and embed double-washed pea-gravel throughout field. Install new 22-gauge steel metal raised metal edge to match existing color. Apply two coats of aluminized coating to all exposed mineral-surfaced flashings and roof-top penetrations. Clean up all debris and damage done to grounds, building and roof top (if any). Charcoal filters to be utilized at intakes the duration of the project. Provide 2-year workmanship warranty. Manufacturer warranty to be provided upon completion. The specific objective for this project is to provide main building and wash bay building roof replacement at Toledo Area Regional Transportation Authority (TARTA) Central Ave. campus. TARTA reserves the right to reject any or all bids and waive any minor informalities or irregularities.
