Construction of the new Seaton 200-bed long-term care home, Alexander Knox Road (formerly Whitevale Road), Pickering, ON. Buttcon Limited has been hired as Construction Manager by the Region of Durham for the construction of The Seaton Long Term Care facility located at Mulberry Lane /Alexander Knox Road in Pickering Ontario. Project Completion is firm with a date of June 26, 2026, followed by a 2-year warranty period. TRADE CONTRACTORS FOR DIVISION 3 CONCRETE WORK. - Concrete Formwork - Concrete Floor Finishing - Concrete Supply - Pre-cast Concrete Stairs UNION AFFILIATION: Buttcon Limited is signatory to the Labourer's and Carpenter's union. If applicable, please indicate in your submission if you have any union affiliations. The work under this contract is deemed Industrial, Commercial, institutional with all agreements under this designation being recognized. PROJECT DESCRIPTION: The proposed 200-bed long-term care facility is located along Alexander Knox Road (formerly Whitevale Road), Pickering, Ontario. The proposed site is located on a 10.7 acre greenfield site on the north east corner of Mulberry land and Alexander Knox Road. The proposed building consists of 4 levels above grade including 200 beds in the Resident Home Areas (RHAs), as well as 1 basement level containing back of house and receiving space. Depending on the final relationship of the lowest level to the final grade around the building, the design is expected to be classified as three storeys. The total GFA of the building is approx. 184,538 sq ft of non-combustible structure. The proposed 200-bed long-term care facility has been designed to the MLTC Home Design Manual standards. This design focuses on an emotional model of care philosophy which allows for enhanced social interactions. Common spaces will be organized around a main street for wandering and social interaction off the RHA where purposeful spaces such as the bank, the store, the hair salon, worship centre, dentist/clinic space, fitness area and Great Room are organized as experiences adjacent to the main street. The structure of the building is cast in place concrete. with limited areas of structural steel. The architectural exterior elevations feature a combination of brick veneer and lightweight panels with punched windows, window wall and curtain wall. To meet the Durham Region March 2021 Corporate Climate Action Plan target for greenhouse gas (GHG) emission reductions, Zero Carbon Emissions from Operations (ZCEO) is targeted. To achieve ZCEO, a combination of ultra-efficient building envelope upgrades, Geothermal, Solar Photovoltaic (PV) panels, air source heat pump systems are anticipated. This project is expected to be one of the first Long-Term Care Homes that produces no or near-zero Carbon Emissions from day-to-day Operations, with the exception of a emergency generator. Submittals from interested Trade Contractors should accompany the quotation submission and shall be based upon CCDC Document No. 11 as well as supplementary documentation to demonstrate managerial, safety and financial capabilities. Only Trade Contractors who have completed projects of this scope, complexity and timeline will be considered. TRADE CONTRACTORS INTERESTED IN BEING PRE-QUALIFIED TO BID THE WORK SHOULD SUBMIT THE FOLLOWING: - CCDC 11 Form Completed; - Certificate of Insurance; - Current WSIB Clearance Certificate; - WSIB CAD-7 Calculations Profile; - Statement of Litigation; - Resume of Forman to be assigned to project; - Proof of Bonding Availability and capacity; - Firms' years of experience; - Annual Construction Volume; - Proof of COR Certification; - BIM Manager Resume; - LEAN Construction; - Diversity Policy; - Firms Health & Safety Policy; - Firms Health and Safety Officer / manager; - Social Procurement Policy. The qualification process will include an assessment of previous and current performances in a number of areas including but not limited to: business ethics, similar work, scheduling, construction management, workmanship, final completion, correction of deficiencies and Health and Safety.
