The Mary and John Gray Library ("Library") built in 1976, retains most of its original major building systems which are near or past the end of their useful life. The building is an 8-story steel structure with a masonry exterior and encompasses approximately 167,500 gross square feet. The building has undergone several renovations over the years, including consolidation of book stacks on floors 2 through5, conversion of the 6th floor into office/meeting space, development of a student computer lab on the 7th floor, and renovation of the 1st floor lobby to create a student lounge and a Starbucks cafe. More recently, a sprinkler and standpipe system was installed in the entire facility, with related infrastructure upgrades including a new generator, transformer and switchboard, new fire pumps and controllers. The Library houses significant archival and special collections, library administrative offices, and the main event space for the campus is housed on the 8th floor. In 2008, structural foundation repairs were undertaken on the west side of the library due to settlement. At that time, additional structural steel bracing was added to the primary building structure. Any contract resulting from this solicitation will be in the form of the Owner's Standard Construction Management-at-Risk Agreement ("Agreement" or "Contract"), a copy of which is posted on Owner's website at electronically. The Owner may evaluate the Qualifications based on the anticipated completion of all or any portion of the Project. The Owner reserves the right to divide the Project into multiple parts, to reject any and all responses to the current solicitation and reissue a completely new solicitation involving the same Project, or to simply reject any and all responses and temporarily or permanently abandon the Project.
