Question Deadline 07/12/2023 at 8:00 AM CT The East Metro Park Ranger's Residence at 18701 Blake Manor Circle requires maintenance for make ready. Power wash the exterior siding and porch areas and paint exterior siding. Gutter cleaning & install gutter guards. Secure loose downspouts. Interior make ready including wall patching, painting throughout, replace damaged trim, haul off furniture, clean out trash, general cleaning of all surfaces and areas. Add anti-tip bracket for range. Convert water heater to electric. Electrical corrections per inspection report to include replace broken plates, install GFCIs where needed at kitchen, and inspect non functioning ones, replace breakers with AFCI breakers, conductor lug covers, properly size condenser breaker, replace missing light bulbs, repair or replace non-working fan light and exterior light, add bonding clamp where missing, replace or repair smoke alarms. Level up condenser unit and insulate all lines as needed. Extend condensate drain away from house. Secure all thermostats properly inside the house. Plumbing corrections per inspection report to include frost protection at hose bibs outside and back flow preventer, repair tub spout, caulk around fixtures, repair/replace garbage disposal, insulate water lines. Coordinate for internet connection. Account to be set up under Travis County per instructions to be received from owner. Pest control, investigate and remove any animal under house, repair skirting, patio door, replace any missing or broken blinds.
