Renovations of the HVAC system within the Sisson Elementary School. Equipment, piping and controls are to be replaced for a fully functional HVAC system for the school. In addition, there are ADA renovations which add a LULA lift and an ADA compliant Toilet room within the existing building. QUESTIONS: All questions must be submitted in writing by email only, addressed to the Authority's Architect: Raymond Design Associates, Inc. Attn: John Bartecchi Email: jbartecchi@rda-design.com Questions must be received by the RDA no later than 4:00 PM on July 19, 2023. Responses to questions will be provided by 2:00 PM on July 20, 2023. PROJECT DESCRIPTION A. Work covered by Contract Documents: The project consists of the removal and replacement of the HVAC system within the existing 2 story Classroom Wing, Cafeteria and Gymnasium. New Boiler Room and Rooftop Equipment will be required. There is an ADA compliance scope item to install a LULA lift for access to the upper level and an ADA accessible Toilet Room. The City is contracting for the abatement of hazardous materials within the interior of the building through outside contractors prior to and in conjunction with this project timeline. Hazardous material abatement at new and modified existing mechanical penetrations are the scope of this contract. 1. Project Address: Sisson Elementary School 58 Conomo Ave Lynn, MA 01905 2. Work included beyond the Contract Limits: The site is within a residential urban neighborhood. Site access, trucking routing and non-interruption of street logistics co-ordination and plan submittal is paramount in the execution of this contract 3. Completeness: The Work shall be as shown on the Drawings and be complete in every respect and in conformance with all applicable requirements of the governing laws and codes. B. Contract time: The Construction Manager may begin on-site work on, or after receipt of a written Notice to Proceed, or suitable Letter of Intent. After commencement of work, the Contractor shall pursue the Work continuously and with diligence, and bring the occupied portions of the renovations to substantial completion prior to start of school year 2024 and have the heating plant on line and commissioned prior to Oct 1, 2024. 1. Project will be available to the Contractor on August 7, 2023. 2. The submittal and ordering of equipment is paramount to the schedule. It is anticipated that the bulk of the work will be performed on 2 nd shift and during vacations. The school will remain occupied throughout the school year 2023/2024. 3. Liquidated Damages are to assessed at $1,500 / Calendar Day beyond the 2024 school opening and/or the October 1 st , commissioning deadline.
