The foundation structure of the chimney is constructed of red brick with fieldstone added to the exterior for aesthetics reasons. The only currently visible fieldstones are above the Break Room ceiling (in the attic space) and thru and above the roof. There appears to be very little to no grout in place to seal joints for the fieldstone in the attic space between the roof line and ceiling below which is allowing moisture to infiltrate from above the roofline and internally flow through the fieldstone joints. The Contactor is required to seal the voids in the chimney using a high flow, high viscosity, non-shrink grout material and low-pressure grouting methods to prevent water intrusion while not damaging the existing in place sound materials. The material is not to expand to the extent that any existing material is pushed out or cracked nor shrink causing cracks where water or moisture can penetrate further into the structure. The Contractor must submit grout material for Government review and approval. All applicable manufacturer recommendations are to be followed. The Contractor shall exercise caution to not to damage the integrity of the existing chimney during the repair process and take proactive steps to protect and preserve it. Submit workplan and material data for Government review and approval. The intent of this project is to use a low-pressure high-flow grout materials to fill the void spaces within the attic to above the roofline and seal the voids between the fieldstones and the red brick foundational structure. Repoint the field stones above the roof in progressive layers first to contain the flow of the grout sealant using a masonry mortar product adjusted to match the existing color and texture as closely as possible; and wrap the fieldstones in the attic space below the roofline with a clear adhesive plastic to contain the internal crack sealant without the need to focus on repointing or appearance. Additional tasks for reducing water intrusion potential includes removal of the cracked mortared flue cap covering and to recap both flue openings. Prepare and coat the rectangular top surface of the chimney with a waterproof slurry mortar to prevent further water intrusion and further spalling and deterioration of that feature. The Contractor must submit a grout material for Government review and approval.
