The work consists of Construction Management Services to complete interior and exterior renovations to St. John Community School in Prince Albert. Work will include various upgrades to the interior and exterior of the building, including the site. It will also include, as necessary, civil, structural, mechanical and electrical upgrades to accommodate the renovation. Duration of construction estimated to be October 2023 to December 2024, with all work required to be completed before December 31, 2024. Questions arising during the Proposal Period shall be directed to the Consultant's Office. All questions must be issued through tender@aodbt.com. Phone queries will not be accepted. PROJECT DESCRIPTION - School Renovation Project Scope: The Construction Manager will be required to work with the Consultant and with the Prince Albert Catholic School Board to develop a detailed time/work schedule with cost estimates. The existing building is currently occupied, so work must be phased to accommodate students and staff. Construction start date is to be coordinated with the school division as there may be certain tasks that can be completed during school occupied hours. Construction Manager would have full access to the school during school breaks and summer months. Work on some components can begin as soon as construction documents are completed. The estimated date for completion of construction documents including Architectural drawings and specifications is January 31, 2024. It is anticipated that the electrical and mechanical work will be completed by the Construction Manager and their subtrades in a design-build capacity. The total area of the school is approximately 4018 sq. m. (43,250 square feet). Construction Budget: $1.5 million, with no additional funding available for overages. This amount includes construction costs of renovations including civil, structural, architectural, mechanical and electrical. It will exclude all soft costs - professional architectural and engineering consulting fees, disbursements, taxes, furniture and equipment, and other misc. costs. It is expected that the project will be completed over eleven (11) months. The Owner anticipates occupying the newly renovated interior spaces by September 2024. Project Type: The Construction Manager is estimated to be hired by the Owner by October 27, 2023. The Construction Manager will provide input into the final design, including budgeting and costing services to ensure, with the Architect's assistance, that the project can meet its approved construction budget. The Construction Manager will arrange for competitive tendering of major work items required for this project, and track and verify costs on a regular basis to ensure that any related issues are dealt with in a proactive manner.
