Hugh Browne Hall is an existing three story 12,614 (usable) square foot building, located on Cheyney University's historic Quadrangle and Historic District. The project consists of renovation, upgrade, repair and adaptive re-use of the building's site, interior and exterior. Major replacements and upgrades to infrastructure including HVAC, plumbing, fire protection, electrical, telecom/security and fire alarm systems are also required. Sitework includes excavation for installation of a new 6" water service line, backfilling and compaction of the excavated trench after installation of the water line, installation of new exterior light fixtures at building entrances, new concrete equipment pads in the exterior side yard, installation of new mechanical HVAC equipment in exterior side yard and repair to the steps into the Data/Demarcation Room. Building exterior work includes cleaning the entire stone facades of all elevations and all walls of the areaways, replacement of the existing slate roof with synthetic shingles, repairs to existing wood roof structure, repair to and/or replacement of existing eaves and downspouts, selective masonry re-pointing and repair, repair/refurbishment of existing wood windows, repair of existing wood doors, installation of new replacement exterior doors in 3 locations except at the front entrance doors which are being refurbished, installation of new structural steel columns at the front Portico, removal, refurbishment and reinstallation of existing wood portico columns as wood column covers around the new steel columns at front Portico. Interior work includes hazardous materials remediation and removal, selective demolition, new architectural, structural, select MEP/FP, Security, AV/IT work and repairs to accommodate new offices, open workstations, meeting areas, renovated public corridors, construction of a new elevator shaft and elevator, new plumbing infrastructure for future restrooms and limited renovation work in the existing Data/Demarcation Rooms at the building's Lower Level. Note that the Data/Demarcation Room and all its equipment must remain operational during the entire mobilization and construction phases and must be provided with all required temporary utilities to remain operational.
