Redevelopment of the under-utilized surface parking lot located at 393 Dundas St. East with a new 4 Storey multi-unit residential building consisting of 12 deeply affordable and supportive residential studio type suites on the second to fourth floors accessed at the ground level through a dedicated main entrance and residential lobby located on the east side of the building off of Milan Street. A fully accessible outdoor residential amenity space will be provided on the rooftop terrace. All floors and the roof terrace will be accessible by elevator. Resident bicycle storage space will be provided on the ground floor along with amenity and laundry rooms. No vehicle parking spaces will be provided for the proposed development. Sustainable features include: Energy recovery ventilation; High efficiency heat pump systems for both cooling and heating; LED lighting throughout; Low flow plumbing fixtures for water conservation; High performance building envelope (R35 walls, R40 Roof, triple glazed Low E fibreglass framed windows); Stormwater on-site infiltration system; Reflective membrane and water detention on building roof reducing urban heat island effect; Durability of building systems and components; and Low VOC, recycled content, local building materials. TIMELINE: The owner is seeking city of Toronto site plan approvals. Funding has been allocated through the City of Toronto HousingTO 2020-2030 Action Plan (HousingTO Action Plan). As of November 2023, Toronto City Council is considering Generational Transformation of Toronto Housing System to Urgently Build More Affordable Homes, which includes this project. The detailed design is underway. Working drawings are expected early spring, 2024. Tender and construction will be finalized when approvals are secured.
