The Calhoun City Board of Education reserves the right to reject any and all proposals and to waive technicalities. One or more of the construction projects may be subject to the provisions of the Davis-Bacon Labor Standards, including the provisions of the Davis-Bacon Act, the prevailing wage provisions of the Davis-Bacon "related Acts" and the Department of Labor regulations at 29 C.F.R. Parts 1, 3, and 5. The Calhoun City Board of Education (CCBOE) (Owner), is soliciting proposals from Construction Professionals/firms interested in providing Construction Professional (CP) services for the construction of a listed project in Calhoun City, Calhoun, Georgia. This Request for Proposals (RFP) seeks to identify potential providers of the above mentioned services. All respondents to this RFP are subject to instructions communicated in this document, and are cautioned to completely review the entire RFP and follow instructions carefully. The Owner reserves the right to reject any proposals, and to waive technicalities and informalities at their discretion. 1. GENERAL PROJECT INFORMATION Project Description: Refer to Exhibit A for the "Project Description/Scope of Work". The preliminary Stated Cost of Limitation (SCL) shall be approximately $2,850,000. As part of the CP services, evaluate the Scope of Work and determine a developmental budget for the project, and prioritize the needs. The final budget/SCL will be determined by the prioritization of the Work, and the available funding. The Scope of Work may be revised by the Owner due to programmatic requirements, funding availability, or other circumstances. Project Schedule The selection of the CP is anticipated to be finalized in July, 2023. Preconstruction services are expected to begin immediately upon execution of the contract with the CP. Construction services are expected to begin upon contract execution. (All of the dates herein are estimates which are subject to change). Work described will begin as early as August, 2023, and completed by July, 2024. 6. SUBMITTAL OF QUESTIONS AND REQUESTS FOR CLARIFICATION It is the responsibility of each respondent to examine the entire RFP, seek clarification in writing, and review its submittal for accuracy before submitting the document. Questions about any aspect of the RFP, or the project, shall be submitted in writing (e-mail only) to: coombep@calhounschools.org The deadlines for submission of questions relating to the RFP are the times and dates shown in the (Schedule of Events- Section 5). All relevant questions and requests for clarification received by the Owner and the corresponding responses will be posted on the Owner's website, and will be distributed by the Owner to those who requested Documents through July 17, 2023, as an addendum to the original solicitation for services. Deadline for written questions/requests for clarification (see Section 7): July 10, 2023 The list of design items may include but is not limited to: 1. Renovations to the Stadium a. Renovations of the existing home and visitor's restroom buildings including, but not limited to: i. Replacement of plumbing fixtures ii. Replacement of toilet partitions iii. Interior painting and ceiling repair iv. Exterior improvements v. Relighting vi. New heating and ventilation b. Renovations of the existing North concessions building including, but not limited to: i. Replacement of fixtures in restrooms ii. Interior paint and ceiling repair iii. Exterior improvements iv. Relighting v. New heating and ventilation c. Replacement of the South concessions building including, but not limited to: i. Demolition of existing building and electrical room. ii. Construction of new 700sf concessions building and electrical room. d. Renovations to existing press boxes i. Interior partition modifications. ii. Replacement of flooring. iii. Interior painting and ceiling repair. iv. Relighting. v. Replace HVAC. vi. Exterior Improvements. vii. Ground access to existing home press box. e. Renovations to existing stadium i. Replace fencing around perimeter of the stadium. ii. Provide brick and block skirting around bleachers. iii. Replace galvanized chain link fencing. 2. Parking Lot for Board of Education building a. Creation of a new parking lot and green space on the recently acquired lot south of the Board of the Education building
