The Department of Behavioral Health and Developmental Disabilities (DBHDD) desires to perform a complete renovation and reallocation of an 18,500 SF existing kitchen building at the Georgia Regional Hospital's Atlanta campus. DBHDD is seeking to have the selected CM construct/renovate a supportive dining environment with a physical setting to create the best possible mealtime experience for residents. It is envisioned the renovated kitchen will seat approximately 70 for indoor dining and serve approximately 900 servings each of breakfast, lunch, and dinner daily. In addition to aesthetics, there will be a significant MEP scope associated with the project as well as enabling work before the renovation starts. While not necessarily limited to, the various components of the renovation will likely include at a minimum the following: o The creation of a temporary kitchen located in the parking lot of Building 18, including all utilities necessary to operate the kitchen. This temporary kitchen will be staffed and operated by DBHDD. (Enabling work/Early CCO packages will be needed to complete this task) o Removal of existing kitchen equipment to be stored on site in DBHDD storage containers. o Renovation of interior spaces including dining room, kitchen, departmental offices, and other support spaces required to meet the DBHDD needs. o Replacement of the existing ceiling, coolers, sheetrock walls, electricals, city water plumbing, hoods, exhaust fans, existing switchboard, water heater, HVAC system, voice/data, lights, flooring, and fire protection system. o Concrete flooring will likely need to be cut to remove existing grease piping and sewer pipes, and allow for new underground electricals, new sewer pipes, new grease piping, new domestic hot and cold water. o New bathroom fixtures, ADA required bars, partitions, including anti-ligature features as required. o Work on the exterior of the building will include new exterior/interior doors and windows, the replacement of all exterior light fixtures in soffits, exterior louvers, soffits, and metal roofing above soffits. o All new kitchen equipment The Georgia State Financing and Investment Commission (GSFIC), as "Owner", on behalf the Georgia Department of Behavioral Health and Developmental Disabilities, ("Using Agency" or "DBHDD"), and the Georgia Regional Hospital Atlanta, ("GRHA") is seeking firms interested in providing construction management at risk services for a project known as Project No. DBHDD-035 Kitchen Renovation Georgia Regional Hospital located in Decatur, Georgia.
