The scope of work shall include the construction of a new single storey wood framed residential structure (NBC 2020 Part 9). The new 515m2 (5,550ft2) building will include 2 two and three bedroom units, 2 shelter suites, a communal living area and kitchen, laundry, janitor as well as staff office and support spaces. The building construction includes concrete slab on grade, wood framing, engineered wood trusses, metal roofing, metal and cementitious siding. Mechanical HVAC system comprises Heat Pumps with ERV. The building will be located on existing serviced subdivision lots. Exterior works include stripping, subgrade preparation, grading, topsoil with seeding to outdoor fenced play area, concrete aprons, gravel parking, EV charging stations, generator and garbage enclosure. Scope also includes water and sanitary service connections and coordination of BC Hydro/Communication services to the building.
