The City of Manchester, Department of Public Works, Facilities Division is seeking construction management services, for lead abatement, restoration of historic plaster ceilings-walls and the repainting of the interior of Manchester's Carpenter City Library. Construction services will also address various failing architectural elements generated by water leaks as well as other minor renovations. The Library will remain operational during renovations and the project value is estimated to be between $500k and $1m. Construction activities could start as early as November 2023 with a completion date to be determined. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The Library building is located at 405 Pine Street in Manchester and was constructed circa 1913. It consists of three floors and is approximately 42,000 square feet in area. The scope of work will include pre-construction planning and budgeting, the coordination and management of lead abatement, the reconstruction and repair of plaster elements and painting activities as well as other sub-trades as required. Construction manager will work with the Project Architect, Library Administration and Facilities personnel to schedule and manage work areas around library staff, library functions, programs and the public in general. Interested Construction Managers must have direct experience with historic preservation projects and experience managing construction activities in an operational environment. Qualifications submissions shall be limited to thirty (30) total pages' single sided exclusive of front/back covers, table of contents, checklist, and dividers. The Statement of Qualifications shall include as a minimum the following information: Provide two (2) copies of the following information, bound and tabbed according to the following sections. All questions regarding this RFQ/E for this project will only be taken in the form of electronic mail and addressed to, Eric Krueger, ekrueger@manchesternh.gov be submitted no later than June 21, 2023.
