Laundry room operations cannot cease during the term of this contract. Work required to relocate the laundry room will occur first, beginning with all necessary preparations in the existing storage room being completed, then relocation and installation of all appliances, then demolition work in the former laundry room, then construction to create the new steam rooms. Contractor shall provide a schedule of these operations. Architectural & Structural 1. Remove & relocate laundry room wall & base cabinets. 2. Remove (2) existing masonry wing walls in men's & women's public locker rooms; remove (2) existing hollow metal doors & frames at existing laundry room as indicated; repair floor & ceilings, close openings w/ masonry to match existing. 3. Remove existing suspended ceiling in laundry room. 4. Construct 8" block masonry wall; 1/2" Durock on 2x6 structural metal stud ceilings (8'-0" a.f.f. w/ slope); 1/2" Durock on 2x4 structural metal stud seating (20" & 40" a.f.f.); all at men's & women's steam rooms. 5. Ceramic tile finish to match public locker rooms at floor, walls, ceilings (8'-0" a.f.f. w/ slope) & seating of men's and women's steam rooms. 6. Install new (2) 21" x 116" bomb bay style steam unit access panels & framing in existing suspended ceiling above towel desk, modify existing ceiling as required. 7. Install new Amerec doors, frames & hardware w/insulated glass lites to enter men's & women's steam rooms. 8. Waterproof men's & women's steam room construction as required. 9. Sawcut & remove existing 4" concrete floor, pour new 42" x 60" x 14" thick concrete slab for new commercial washer mounting, tie existing floor into new slab w/#4 rebar 12" long, 12" o.c. Mechanical 1. Remove lint trap & dryer exhausts from existing laundry room. 2. Remove existing HVAC ductwork, registers & grilles from existing laundry room. 3. Install (3) new metal dryer exhaust pipes ((1) 8" dia. & (2) 4" dia.) for (1) new commercial dryer & (2) existing relocated stacked dryers; vent to outside beneath stair and through exterior wall. Electrical 1. Remove existing lighting & suspended ceiling in laundry room. 2. Completely remove and properly terminate all existing electrical circuits, boxes, switches, outlets, fixtures, etc. In existing laundry room to prepare for new electrical work in men's & women's steam rooms. 3. Install (1) new led waterproof light fixture each in men's & women's steam room w/waterproof switch. 4. Provide (3) new electrical hookups at existing storage room for new commercial gas dryer, new commercial washer and relocated existing dryer stack. 5. Provide (2) new duplex receptacles at relocated wall & base cabinets in existing storage room. 6. Run new electrical power & control lines to provide complete installation of (2) new electric steam generation units w/controls for new men's & women's steam rooms mounted overhead on steam room ceiling construction (power from panel RP-1A in southwest corner of building). 7. Extend existing dryer stack circuit from former laundry room. 8. Install new circuits for commercial washer & dryer from panel RP-1A in southwest corner of building. 9. Cut & remove existing gypsum board ceiling @ soffits to install new electrical circuits & conduit. Patch, repair & paint upon completion. Plumbing 1. Remove existing laundry room trench drain, floor drain, sink, cleanout, and existing washer & dryer hookups to prepare for steam rooms & steam equipment closet. 2. Terminate all laundry room water supplies, waste lines & gas lines. 3. Run new gas line from existing laundry location to new laundry location for (2) relocated stacked gas dryers and (1) new commercial gas dryer. 4. Run new water lines to provide complete installation of (2) new steam generation units w/controls for new men's & women's steam rooms, located overhead atop new steam room ceilings. 5. Run new hot & cold water lines from existing laundry location to new laundry location for (1) new commercial washers. 6. Install 4' trench drain in new laundry area tied into existing sanitary line at floor sink. 7. Install (2) new floor drains at men's & women's steam rooms. 8. Install (2) new steam outlets at men's & women's steam rooms tied to (2) new steam units installed overhead. 9. Install new yard drain in dryer vent well tied to existing 4" storm line. Fire Suppression 1. Relocate existing piping & sprinkler heads to insure (1) new recessed & concealed waterproof sprinkler head each is in men's steam room & women's steam room ceilings.
