The owner has selected a Construction Manager - Hogan Construction Group. Total Pre-construction Sum, Construction Phase General Conditions Costs, and CM/GC's Fee is $1,048,337.67. Hall County, Georgia is seeking Statements of Qualifications with a Proposal of Guaranteed Maximum Price (GMP) from Construction Managers at Risk (CMAR) (herein "Contractor") by Thursday, March 30, 2023, no later than 2:00pm EST. The Contractor will work with the County in the management of pre-construction and construction services for a new Medical Office Building (MOB) for use by the Northeast Georgia Physicians Group, located at the Butler Community Center, and renovations of the adjacent, existing Hall County Health Department building, located at 1290 Athens Street, Gainesville, GA 30507. This project includes construction of a new building of approximately 8,065 square feet and phased renovation while in use of an existing building of approximately 33,200 square feet to include addition of a drive-through. The total project budget is nine million, three hundred seventy-five thousand, seven hundred and no/100 ($9,375,700.00), inclusive of pre-construction, construction, contingency, and other Owner associated costs. The American Rescue Plan Act (ARPA) is the funding source. The County will evaluate proposals through a cost and qualification-based selection process intended to confirm the Contractor's ability to work in conjunction with the combined project's two architects, the Owner and tenants. The anticipate Medical Office Building's completion date is by January 31, 2024, with the total project anticipated completion date by September 30, 2025. *At 1290 Athens Street, Gainesville, GA 30507.
