As of October 26, 2023, the awarded Construction Manager is seeking BP 01 pricing from subcontractors. As a part of this bid, KNCC is requesting proposals to complete seismic improvements on the bell tower and fire escape. It also includes construction of an exterior elevator vestibule for ADA access. A construction cost estimate is not yet available. Elevator Vestibule Addition Bid Item 1.0 - Demolition Bid Item 2.0 - Excavation Bid Item 3.0 - Concrete Bid Item 4.0 - Masonry Bid Item 5.0 - Steel Fabrication Bid Item 6.0 - Steel Erection Bid Item 7.0 - Waterproofing Bid Item 8.0 - Roofing and Sheet Metal Bid Item 9.0 - Siding Bid Item 10.0 - Glazing & Storefronts Bid Item 11.0 - Drywall and Metal Framing Bid Item 12.0 - Painting Bid Item 13.0 - Roof Accessories Bid Item 14.0 - Plumbing Bid Item 15.0 - HVAC Bid Item 16.0 - Striping and Signage Work includes seismic improvements on the bell tower and fire escape. It also includes construction of an exterior elevator vestibule for ADA access. Specific scopes included but not limited to are; concrete, masonry, structural steel framing, Mise. Steel, damp proofing, waterproofing, roofing, storefront, siding, finishes, painting, roof accessories, fire suppression, and HVAC. PLEASE NOTE: - All contractors to anticipate working five (5), eight (8) hour days a week, job site hours will be 6AM to 3PM. - Every request for such technical and design interpretation shall be in writing addressed to Kirby Nagelhout Construction, Attn: Brett Sonflieth, 10180 SW Nimbus Ave., Suite J3, Portland, OR 97223, (mobile) 503-957-4174, (email) bretts@kirbynagelhout.com. To be given consideration the request must be received by the DBC by October 27th at 5PM. Earlier solicitation for reference: The Columbia County Court facility is made up of two adjoining buildings: the original 1905 three-story (including basement) Courthouse and the 1969 three-story (including basement) Annex. The buildings are located at the edge of St Helens' old downtown on a site that slopes towards the adjacent Columbia River. This project is focused on the original Courthouse. The primary entry for the This building retains much of its original historic detail and character. The Original Courthouse is listed as a building of significance to the St. Helens Downtown Historic District. However, due to its age and design the building is largely inaccessible to individuals with mobility restrictions. The building also was not constructed to current seismic standards nor current standards for energy efficiency. The intention of this project is to address these issues to the maximum extent possible within the currently available funding. To accomplish this goal the County has identified the following Courthouse projects as eligible for inclusion in this project: 1. Elevator for the old Courthouse. 2. Seismic upgrades to the Bell Tower, Fire Escape and Building Egress. 3. ADA Upgrades to the 2nd and/or 3rd floor Restroom. 4. Back-up Generator Replacement. 5. General Improvements to the Old Courthouse including the Front Lobby/Stairwell, Assembly Area, & Window Replacement. 6. State Courts Space Reconfiguration & Tenant Improvements.
