Construction Services under a Competitive Sealed Proposals approach for the construction of a new 4,100 SF Terminal Building and relate site work at the Granbury Regional Airport. As of August 17, 2023, the project is out for rebid. Ground-up construction of an approximately 4,100 SF office/terminal building for the regional airport in Granbury, Texas. This project was started by another GC who defaulted. It has been released for rebidding to take it over and finish it. All that was done is some of the site work (earthwork, underground utilities, plumbing rough-in on the pad). There are photos of the site as it sits within the documents. This is being built in a new, secluded area of the airport that is easily, freely accessed and has nothing around it, wide open. This is a simple project as the building is constructed similar to a residential home with some simple site amenities (parking lot, driveways, dumpster area, front and back porch/entry areas, etc.. A. Project Description The City of Granbury is planning on constructing a new 4,100 SF single story airport FBO terminal building at the Granbury Regional Airport in Granbury, Texas. The building will include a lobby, pilot lounge, rental car center, offices, conference room, and other support spaces. Site work consists of public surface parking, septic system, and landscape areas. B. Project Team The City has retained PGAL as Architect, whose designated representative on the Project is Jeff Gerber. The City's representative will be Patrick Stewart. C. Contractor Services The Contractor will provide Construction Services for the Project, as those terms are defined in this RFP. The Contractor will perform the Construction Services under a Lump Sum agreement using Competitive Sealed Proposals selection approach. D. Contractor Selection Method The City, being a governmental entity, is required by State law to follow specific procedures in selecting a Contractor for the Project. For this Project, the City intends to select the Contractor by a request for "competitive sealed proposals," as set forth in chapter 2269 of the Local Government Code ("Selecting Contractor For Construction Services Through Competitive Sealed Proposals"). The selection method procedures are described later in this RFP. III. Project Concept Design Package The Project Concept Design Package is attached as Exhibit "C". IV. Estimated Budget The estimated construction budget for this project is approximately two million one hundred fifty thousand no/100s dollars ($2,150,000.00). The estimated budget does not include design costs and building furniture, fixtures and equipment (FF&E)
