The City of Mississauga (the "City") is seeking detailed proposals from construction firms to provide Construction Management Services for PFFC Rehabilitation located at Paramount Fine Foods Centre, Rose Cherry Place, Mississauga, ON L4Z 4B6. The proposed project includes the following three (3) major scope components; 1. PFFC Sportsplex Gym Addition - Raptors 905 (New Build) 2. PFFC Main Bowl (Arena) Rehabilitation 3. PFFC Life cycle Renovations The Successful Bidder will be part of a team formed by the City and consultants for the implementation of the project. Construction will be performed in an occupied building. A phased and sequenced approach to the execution of the multi-phase project will be required to minimize disruption to the operations at the Paramount Fine Foods Centre and to ensure public safety. The Construction Management firm, working in conjunction with the Prime Consultant and the City, will be required to coordinate the delivery of the project in an organized and efficient way. Facilities & Property Management (F&PM) will be engaging a Prime Consultant to prepare design and construction documents, which will be used for preparing phasing and execution plans for this project, and to undertake construction administration. The expected duration of the Contract is 39 months including post-construction, in accordance with the anticipated timeline below. The scope of work will be divided into three (3) phases as follows and more particularly described in the Contract: Pre-Construction Phase: October 2022 to April 2023 (7 months) - High-level project scope is included in Appendix 1 as a baseline scope which will be further refined through design. - The services for the pre-construction phase are anticipated to start in October 2022, subject to the issuance of a purchase order. Construction Phase: May 2023 to December 2024 (20 months) - The facility will remain open to the public during renovation work. - The services for the construction phase are anticipated to start in May 2023 with substantial performance by September 2024 and total completion by December 2024. Post-Construction Phase: October 2024 to September 2025 (12 months) - The post-construction services for 1 year warranty period, based on the substantial performance date. Construction Budget: The anticipated construction budget is $24 million (excl. Construction Manager's Fee and HST). The construction budget includes general expenses, cash allowances, contingency, and FF&E, but excludes all soft costs such as permit fees, and consulting fees. The Construction Manager's Fee will be a fixed fee in the amount of $720,000 (excl. HST). The Construction Manager's Fee is for all phases.
