Request for Proposal (RFP) Construction Management/General Contractor Services for a New Iron County Jail & Sheriff's Complex GENERAL OVERVIEW AND DESCRIPTION OF PROJECT OBJECTIVE Iron County is seeking to hire a qualified and motivated firm to provide construction management/general contractor services for new Iron County Jail and Sheriff's Office Complex to be located at Canyon Ranch Drive (North East of the North Freeway Interchange), Cedar City, Utah. The new facilities are to include: 1) Jail 2) Attached Sheriff's Offices 3) Detached Outbuildings including possible Storage/Armory Building 4) Vehicle Garage 5) Parking lot Access Roads, and 7) Landscaping. County officials have chosen the much lauded Podular design for inmate housing quarters due to its many advantages and efficiencies of securely managing inmates. Iron County plans to build at this time one (1) inmate pod. However, in anticipation of future expansion, the Sheriff's Offices and common support functions (kitchen, laundry, etc.) will be built large enough to support two full (2) inmate pods, with minimal upgrades. This will allow for maximum flexibility for the addition of a second inmate pod in the future as needs require without remodeling the entire facility. Iron County expects that the facility will meet a high standard for energy efficient features and landscaping and will utilize sustainable building principles and features. The facility will reflect modern and otherwise low-impact aesthetics and will be a cost conscious project. Iron County is sensitive to the desires of the surrounding community and seeks to achieve a design that will be conducive to nearby commercial and residential development(s) with no negative impact from a nearby correctional facility. Simply put, the building will be safe and effective in its primary purpose as a correctional facility yet will appear very much like a modern office-like complex. The building will emit very limited levels of light and sound and will be a safe, efficient, and responsible neighbor to the surrounding community. Iron County projects a total construction budget of about $45-50 million. Iron County has agreed to administer the design, funding, construction, maintenance and operation of the facility. Identify submission as "Iron County Jail". The entire submittal should not exceed twenty-seven (27) pages in length.
