The Southern Expansion project consists of two discrete adjacent construction projects: 1) Phase II Operations Complex and 2) Phase III Cemetery Expansion. For the purpose of this Project, only the Phase II Operations Complex project is to be considered. The Phase III Cemetery Expansion will be awarded under a separate contract at another time. A brief description of work as part of this solicitation is as follows: a. Construction of the Phase II Operations Complex includes an operations building, warehouse building, maintenance building, laydown and storage space, a three-level parking structure (90,000 GSF), landscaping, plantings, an access road to the existing cemetery, and all supporting utilities. Furniture finishes and equipment will be included in the construction contract. LEED Certification of the qualifying buildings is required. b. All facilities must be constructed in accordance with Anti-terrorism/force protection measures and regulation. All construction shall comply with Architectural Barriers Act (ABA) requirements and considerations. Construction within and supporting the program must be of the highest possible quality and workmanship commensurate with ANC s exacting standards and the intent for construction of a forever project. c.
