This Request for Prequalification (RFPQ) is an invitation by Algoma University to prospective Respondents to prequalify for the General Contracting Services for the Project. The building will be three storeys consisting of flexible spaces (should be able to adjust size of room) for multiple users, both small and large groups to host events such as cultural events and forums, residential school gatherings (multi-generational), sharing circles, workshops and interactive sessions. It will also include: - Flexible spaces for musical, theatrical, and artistic performances and teachings, - Ceremonial space, - Indoor and outdoor culturally appropriate and community spaces for traditional food preparation and harvesting, traditional knowledge keepers, Elders and multi-generational guests, - It will be a space that is safe and welcoming to diverse views, a place for community dialogue on important issues. The First Floor will house the Cultural and Ceremonial space, Interactive Learning and Instructional space, Library and Archives, Administrative, Departmental, Student Facilities and Ancillary space. The Second Floor and Third Floor will house the Interactive Learning and Instructional Space, Ancillary spaces, and Student Facilities. Layouts are pending consultant reviews, including structural, mechanical, and electrical. Additional service shafts and alignments might be needed to support the building systems, which can be achieved upon detailed development of their revised work. Window placement reflects previous design and will be updated in the next stage of the project. Building massing will need to be further studied upon confirmation of the general layouts. Extents of solid vs glazed walls will be also influenced by the form of the building. For the Project, the University has procured the services of Moriyama & Teshima Architects and Smoke Architects to represent the Owner as Architect/Contract Administrator as well as Colliers Project Leaders to represent the Owner as Project Manager. Notification to Successful Prequalified General Contractors - December 18, 2023 Request for Proposal Released to market - March 2024 Request for Proposal Deadline - May 2024 General Contractor Mobilization - July 2024 Ready for Takeover - May 2026 Completion of Deficiencies - August 2026 The construction duration has been established based on delivering a project valued at between $15M and $35M within a sensitive site.
