This project is being let using a new single prime bidding and contracting process. DFD will publicly bid the applicable mechanical, electrical, plumbing, and fire protection (MEP) divisions ofwork first. Within 5 days of the MEP bid opening, DFD will identify a lowest, qualified, responsible, certified bidder in each applicable MEP division ofwork. These successful MEP bids must be included in all general prime contractor bids received. No later than 5 days after DFD identifies the successful MEP bids, DFD will publicly open general prime contractor bids. General prime contractor bids that do not include the successful MEP bids will be rejected. The state will enter into a single contract with the lowest, qualified, responsible, certified general prime contractor and this general prime contractor will enter into subcontracts with the successful MEP bidderIn general, the work consists of the renovation of Sandburg Residence Hall North Tower and sprinklering the Sandburg Residence Hall Commons. North Tower is stories of student residences, 1-story of office, laundry, storage and mechanical spaces, and 2-stories of mechanical, radio equipment, and elevator 42 penthouses. North Tower floor plan footprint is approximately 6,100 gsf with each penthouse an additional 1,100 GSF for a total GSF of 172,000. The Commons is 2-stories of student use and building administrative areas and a mechanical penthouse. The Commons floor plan footprint is approximately 38,000 gsf with a 5,500 GSF penthouse.The renovation work entails bathroom renovation work including fixture and finishes replacement, plumbing, mechanical, electrical, fire suppression, and limited fire alarm system replacement. Work outside of the bathrooms includes air distribution system replacement, life safety enhancements, and elevator renovation including added stops on student occupied floors. The work will occur in phases. Phase 1 will include floors 9-26, elevators, portions of the Lower Parking level mechanical and storage spaces, and the penthouses. Phase 2 will add floors 1-8, the balance of the Lower Parking level, and the Upper Parking level after they are vacated by students after the academic year.24 Bid Guarantee in the amount of 10% ofthe Bid must accompany each bid submitted. Multiple pre-bid conferences and walk-throughs are scheduled for the purpose of acquainting prospective bidders with site conditions and special requirements of the project. Personnel from the A/E's office will be available to take questions for answer by addendum. Prospective bidders are asked to familiarize themselves with the project documents and requirements of the project prior to the conference and walk through This project timeline has been extended due to the public health crisis.
