Scope of Work: Project includes the full tenant build-out to support the change in use from an office into a rental studio type housing facility, for thirty (30) rental housing units with associated support facilities, to include but not limited to: 1. Site Work: New utility laterals for domestic and fire sprinkler water, sewer, electrical and others as scheduled, general improvement(s) to the sidewalks, landscaping, and areas surrounding the building for deferred maintenance and/or incomplete construction. 2. Ground Floor: Construction of a trash enclosure, bicycle storage area, main entry ADA ramp access and revised drainage and utility services within the parking area, with parking lot cut and patching. 3. Second Floor: Construction of ten (10) housing units, inclusive of one (1) Americans with Disability Act (ADA) unit, and the creation of new building spaces for an office, laundry and restroom. 4. Third Floor: Construction of ten (10) housing units, a utility closet and laundry room all within the existing building envelop. 5. Fourth Floor: Construction of ten (10) housing units, inclusive of one (1) ADA unit, a utility closet and laundry room within the existing building envelop. A portion of the floor is enclosed exterior lanai area. 6. Roof: Reconstruct, expand the roof coverage for the enclosed lanai area.
